Property summary –
▪ Used to belong to Union Institute during the Soviet period, which was founded in 1959;
▪ In 2012 this territory was privatised by the company, including number of buildings located there;
▪ Consists of 4 plots of land with total area of 100 hectares;
▪Gas, water and electricity systems are installed at the property;
▪ the property sits on flat land which is at sea level;
▪ Kiwi fruit, hazelnut, walnut, blackberry, blueberries, beans, corn and herbs;
▪ there are 2 greenhouses (560м²each) and 2 orangeries (170м² each) made of metal construction;
▪ the Eucalyptus forest also part of this land and covers up to 12 hectares;
▪There is animal farm at the property where pigs and cows are breed;
▪Property has ideal conditions for Snail farming;
▪The property has a number of buildings and a carpark, most of these buildings are functional and in normal
condition;
▪ There are a lot of water resources at the property which includes two lakes, one river, and one pond.

GEORGIAN SOIL
Georgia is traditionally an agricultural country, which has 22 micro-climates varying from cool and dry to warm and
humid. These diversified micro-climates allow for a longer than normal harvesting season and a wide range of
growing conditions. Soils are of volcanic origin located in the river valleys. They tend to be quite fertile and
reasonably easy to cultivate.
WATER RESOURCES
▪The farm has a lots of renewable water resources. It rains quite often in Kobuleti, therefore there is no shortage of
water. There are canals/drains alongside all four plots of land that provide soil with suitable water levels.
▪There are two lakes for fish breeding with a total area of 5500m². This lakes are suitable for fish breeding.
▪Ispani property is bordered by the river “Achkva” and there is also a pond that divides the complex into two parts.
▪ Kobuleti has a mild subtropical climate that is warm and humid
regularly.
▪Summer – Sunny and warm. Average Temperature between
+25°С to +28°С.
▪Winter – Mild and mostly without snow. Average Temperature
+5°C.
▪The average annual temperature is 14.4 °C . The rainfall is
around 2137 mm.

ADJARA REGION AGRICULTURE
▪The main goal of the Agricultural Development Concept of Adjara Autonomous Republic is to
improve economic conditions of rural households and satisfy the growing demand for ecologically
safe agricultural products. The agriculture has the following strategic objectives to achieve: efficient
usage of agricultural lands, value chain development, intensification of production, improving
capacity-building and developing infrastructure in the sector.
AGRICULTURE POTENTIALS
▪Several major investments have been made in agriculture processing industry, mainly oriented on tea
and citrus processing of local subtropical agriculture. However, considering the region’s profile as a
tourist destination, catering and food supply will be in major demand.
▪It is noteworthy that despite existing potential of fruit and vegetables production, vegetable
growing has subsidiary status and is mainly performed by small household farms. Moreover, current
annual demand for vegetables and fruits in terms of minimal consumption basket amounts to around
45 000 tons, while only up to 20% of total current demand is produced locally (mainly during the
early-summer and autumn period). Shortage is compensated mainly by import from Turkey (potato,
tomato, onion, cucumber, pepper, garlic, eggplant). Growth of number of visitors to the region will
lead to considerable growth of demand.

different factors (such as environment, availability of state-owned land for privatization, natural
